City leaders are going forward with the proposed hotel on Charleston's upper peninsula

Charleston, South Carolina – A new hotel planned for Huger and Meeting Streets is one step closer to reality.

On Wednesday, the City of Charleston’s Board of Architectural Review will evaluate proposals for the Montford Hotel.

The 150-room hotel has plans for a ballroom, rooftop area, and commercial space.

Before the procedure can proceed, leaders are taking into account the building’s architectural design. The building is in its early stages of development. Leaders are thinking about the building’s architectural design characteristics, such as material quality and flood panels.

For several years, plans have been concentrated on the 245 Huger Street area.

Richard Summerfield is the city director of the Department of Planning and Preservation. Summerfield claims that the developer’s purchase of the corner of 590 Meeting Street is the biggest alteration in the concept throughout the years.

The neighborhood surrounding Huger Street is undergoing development, including the city’s affordable housing plan and proposals for additional amenities.

Summerfield claims that the new skyscraper will only contribute to the area’s expanding development.

“This is one of those sites where we’re seeing redevelopment,” Summerfield adds. “A kind of revitalization as we’ve seen efforts to bring back neighborhoods, bring new development to areas that have been left to their own devices for a while.”

Summerfield believes the proposals will move forward in this process. The next step would be to complete the building permit process. The procedure would determine when vertical development begins.
