Mount Pleasant, S.C., officials reviewed a zoning appeal challenging the Patriots Annex project’s compliance with Waterfront Gateway District standards, but determined it meets code requirements. The project includes Seafair Retail Village (approved Dec. 3, 2025), Grand Patriot, and Grand Lawn at 40 Patriots Point Rd.

Key Zoning Concerns

The appeal questioned sections like §156.320(A)(8)(i)(1)(a) for a 40-foot open waterfront area and 10-foot public walkway, 30-foot pedestrian connections, public access easements, and 10% minimum open space emphasizing public benefit.

Council and Resident Views

Council members John Iacofano and Mike Tinkey affirmed the project follows the letter of the law, stressing public waterfront access from Patriots Point as a community priority. Resident James McKee urged protection of contiguous views and interior vistas to the water.

Project Status

No appeal will proceed; Seafair was approved, while Grand Patriot and Grand Lawn await final Design Review Board review this Wednesday. Developers committed to adhering to zoning for lasting public access.
