The redevelopment project at 500 North Main Street in Summerville, S.C., took a significant step forward during a workshop with the Summerville Design Review Board. Developers from The Furman Company and their design team presented updated site plans reflecting community input, county requirements, and preservation agreement updates for the historic hospital building.
Key preservation details now clarify that the full center portico, the two-story section behind it, and the left-side wing facing Main Street must be preserved. These historic elements will integrate into the future hotel design, with the portico serving as the hotel’s main entrance.
The revised layout for the adjacent public park includes two veterans memorials, a central water feature, and new gathering spaces. Some board members expressed concern about the extensive hardscape, suggesting additional shade and green areas would improve summer comfort.
Parking logistics remain a challenge—developers are working to balance open space with adequate parking for county offices, hotel guests, and event attendees. Questions were raised about angled parking along Fourth Street and managing peak traffic during county meetings.
This workshop was a precursor to submitting a full preliminary application early next year. Phase one includes a new county office building, preservation of the historic structure, and the public park’s construction. Developers plan to refine plans and return for formal review in early 2026.
