Roper St. Francis Healthcare received approval from the Charleston County Finance Committee for a five-year property tax exemption to offset cleanup costs on a contaminated former car dealership site at Johnnie Dodds Boulevard, enabling construction of a nearly 66,000 square foot three-story medical facility.​
Site History and Cleanup
The site, vacant for nearly a decade post-demolition, contains soil contamination from prior automotive repairs, addressed via a 2021 Voluntary Cleanup Contract after Roper’s purchase. Dr. Megan Baker, Chief Clinical Officer, noted such tax relief is standard for brownfield redevelopment, with Roper funding the remediation while gaining town design review board approval for concurrent cleanup and building.​
Facility Services
The new center will provide multi-specialty care including oncology, women’s services, lab, imaging, and a freestanding emergency department, targeting Mount Pleasant’s older demographic with elevated cancer rates. Construction is slated to start in early 2026, pending full county council approval next week.​
