On Johns Island, a new complex of 120 residences and a golf course might be constructed

A development project that has been under consideration for over two decades is finally moving forward with increased momentum. The Orange Hill Planned Development project, located off Bohicket and River Roads on Johns Island, is expected to receive approval from Charleston County leaders at the upcoming county council meeting on Tuesday night.

Details of the Orange Hill Planned Development Project

Initially proposed with plans to build 181 homes, the project has now been revised, and the number of homes has been reduced to 120. This reduction is part of an effort to preserve more green space on the property, which Charleston County Councilmember Herbert Sass describes as an unusual move in development projects.

“It’s rare for developers to ask for fewer homes than they’re allowed, which doesn’t happen often. This change will significantly increase the amount of open space, with nearly 900 to 1,000 acres of land, 300 acres of which are wetlands that will be protected,” Sass said.

Planned Features and Benefits

The new plan includes several key features aimed at benefiting both residents and the wider community. One notable addition is a wastewater treatment plant dedicated to the property, helping to manage sewage independently from the public system. Additionally, there are plans for a farmers market, which could be built near the development, offering a local, community-focused amenity.

Sass also emphasized that the revised plan will limit traffic concerns, as the main entrance to the development will be off River Road. The access point for the golf course, located on the property, will be off Bohicket Road, ensuring that most of the traffic flows through River Road and not Bohicket Road.

Support and Approval from Local Authorities

The project has received unanimous support from both the planning commission and the county council. Sass expressed his confidence that the project will continue to gain approval, as he believes the developers are highly committed to the community and to doing things right.

“They’re local people who understand the community and are dedicated to getting this project done properly. The planning commission and county council both voted 9-0 in favor, and I fully expect that support to continue in the next readings,” Sass said.

Community Development and Funding

The project will also contribute to the local community through significant funding. The Charleston County Community Development and Revitalization Department, which focuses on housing and community growth, will receive $1 million in property funds from the project. Additionally, $500,000 will be donated to the Sea Island Habitat for Humanity, which will help fund the Sweetgrass Preserve Habitat for Humanity neighborhood on Johns Island.

Emily Speck, the Director of Development for Sea Island Habitat for Humanity, praised the donation, saying it will help expedite the process of breaking ground on the new neighborhood. “This generous donation will help us move forward with Sweetgrass Preserve, and it’s great to see local developers supporting the creation of mixed communities for people of all backgrounds,” she said.

Overall, the development project is seen as a win for Johns Island, offering both new housing opportunities and preserving green spaces. The project aims to create a balanced community that caters to different demographics while maintaining the charm of the area.

“This is a win-win for the community,” said Councilmember Sass, highlighting the project’s potential to improve both the local economy and quality of life for Johns Island residents.

The second reading of the Orange Hill Planned Development project, along with a public hearing, will take place at the Charleston County Council meeting on Tuesday night. Local officials are optimistic that the project will pass with continued support.
