Sea Island Habitat for Humanity is advancing a major affordable housing project on Johns Island, featuring about 50 stick-built homes on 30 acres along Back Pen Road and Jimmy Mitchell Lane. This initiative provides local families a clear path to homeownership through reduced pricing—at roughly half the local market rate—combined with 300-400 hours of sweat equity volunteering.
Project Timeline
Construction awaits final Charleston County approval, potentially starting this summer and delivering the first nine homes by December 2026. Over 100 families are on the waitlist, with 17 already approved after thorough background, credit, and work history checks, allowing efficient building in one location to shorten wait times.
Home Features
The development mixes two- and three-bedroom homes, possibly including some one-bedrooms, all engineered to hurricane safety standards with quality finishes. Families contribute hands-on labor like hammering and painting, fostering community while building personal equity for future stability, such as funding college for children.
